Let's talk about the City of Brantford’s New Zoning By-law Project

The City of Brantford’s New Zoning By-law Project will establish a new Zoning By-law for the City of Brantford that is in conformity with the City’s Official Plan – Envisioning Our City: 2051, Provincial policies and emerging best practices.

The new Zoning By-law draft is available for review

A Draft of the new City of Brantford Zoning By-law (November 2023) is now available for review. When reviewing the draft Zoning By-law document and mapping, a good place to start would be the ‘User Guide’ Section 1:

The new Zoning By-law will regulate all lands within the City of Brantford, and replace current Zoning By-laws 160-90 (Brantford) and 60-16 (former County of Brant lands added to the City in 2017). It will provide zoning direction in a clear, concise and easy to read document.

Thank you to everyone for the time taken to review the New Zoning By-law (November 2023) and share feedback. The two month commenting period concluded January 31, 2024. For those who would still like to submit comments, please contact the project team at NewZBLProject@brantford.ca.

New Zoning By-law Hybrid Public Meeting

The Project’s third Public Information Centre (PIC) was held in Council Chambers on the evening of January 29, 2024 at 6 p.m. A formal presentation was provided followed by a live questions and answer period where the public was welcomed to share feedback and ask questions. The meeting was conducted in a hybrid format so that the presentation could be viewed online and registered online participants were also given the opportunity to ask questions.

Next Steps

Staff will now consider all feedback collected during the public engagement process and make the appropriate revisions in order to address comments. This stage of the Project will conclude by preparing a comment/response matrix to summarize the comments received on the Draft Zoning By-law.

What is a Zoning By-law?

A Zoning By-law contains specific requirements that regulate the use and development of parcels of land including:

  • Permitted uses (such as residential, commercial, institutional, industrial, parks and open space);
  • Permitted types of buildings and structures (such as houses, apartments, commercial plazas);
  • Building height;
  • Where buildings and structures can be located on a lot (for example, the front, side and rear yard setbacks);
  • Lot standards such minimum lot area and frontage (width at the street); and
  • Parking standards.

    Hello, 

    Thanks for the time you have taken to review the documents and prepare feedback, great question!

    Under Section 6.8.1 ‘Additional Provisions’ for the Intensification Corridor Zone (IC) you will find reference to “-PP” (Pedestrian Prominent Areas). This section of the Draft Zoning By-law highlights that mixed use buildings or non-residential buildings in the Intensification Corridor Zone with a “-PP” after the zone will require ground floor commercial uses and residential uses. 

    The Intensification Corridors are intended to provide for a mix of intensified uses and built form including retail, commercial, and residential buildings. As the City grows, these areas are intended to become intensified, vibrant, mixed use areas that are pedestrian and transit oriented.
