The City of Brantford is currently reviewing amendments to the Zoning By-Law that would affect the regulations of Short Term Rental Accommodations (e.g. AirBnB, VRBOs). We are looking for input to help inform Brantford City Council’s decision on staff recommendations.
A short term rental accommodation is a dwelling unit, or part thereof, in which temporary accommodation is made available to members of the travelling public for a maximum of 28 consecutive days per stay, and does not include a bed and breakfast establishment, lodging house or group home.

The proposed amendments are to the City of Brantford Zoning By-law 160-90 and the County of Brant Zoning By-law 61-16 applying to the annexed lands. The below link is to the City of Brantford Zoning By-law 160-90:
The purpose is to amend the Zoning By-laws, with the intent to accurately define short term rental accommodations and provide new regulations associated with the use, and then propose appropriate Zones for the use.
Most of the proposed regulations are being added to Zoning By-laws, except for the proposed tandem and front yard parking permissions, mentioned below.
In summary, the proposed amendments include: defining short term rental accommodations, allowing the use where residential uses are permitted, requiring a principal residences requirement, prohibiting short term rental accommodations and bed and breakfast establishments on the same lot; parking regulations; applying principal and accessory use regulations; and requiring short term rental accommodations to be registered through the short term rental accommodations registry program.
The parking regulations are proposed to have short term rental accommodations with 4 or more bedrooms require an additional parking space for each bedroom over 3, plus the required principal use parking requirements.
The proposed amendments to the Zoning By-laws would also permit tandem parking and parking within the front yard for short term rental accommodations within low/medium density type dwellings. The tandem and front yard parking permissions would be a change to existing sections of the Zoning By-laws, specifically Sections 6.18.3.3 and 6.18.3.10 of Zoning By-law 160-90.
